As an agent, at times you might have to advise the seller to do some basic improvements that can improve the marketability of the property. When it comes to preparing a home for sale, worthwhile and necessary improvements fall into three categories

  • Improvements that bring a home back to standard
  • Improvements that correct defects
  • Improvements that enhance first impressions

Some basic things that home owners can do before they put their house or apartment on sale are

  • Exterior paint – a small improvement but greatly improves the look of the house. Keep the standard colors instead of experimenting.
  • Clear unnecessary clutter and remove excessive amounts of accessories and personal effects.
  • Store all small kitchen appliances except the ones that get used daily
  • Simply flow through the house, and remove all restrictions as you walk through the home.
  • Evaluate the number of pieces of furniture in each room and note the size of the furniture. Be on the lookout of small, decorative pieces of furniture. These pieces are often the biggest culprits when it comes to restrictive walkways and creating a crowded feeling
  • Tone down loud paints and highly personalized themes at home.
  • Repair all basic plumbing defects and electrical switches that are faulty to give a ready home feeling
  • Improve the smell and sound and ambiance of the house by making little changes.
  • Increase natural light if possible
